Mortgage agents in Ontario are licensed provincially and work under a brokerage - in Vincent's case, Mortgage Architects. That licensing covers Ontario properties, so a client in Ottawa, London, Kitchener-Waterloo, Hamilton, Barrie or Windsor is handled the same way as one in Mississauga.
There is only one location: Mississauga. There are no branch offices elsewhere in the province, and nothing on this site should be read to suggest otherwise.

What changes outside the GTA
Ontario land transfer tax applies province-wide, and the extra municipal land transfer tax applies only inside the City of Toronto. Property values, property taxes and heating costs vary a lot between markets, and those numbers feed directly into the debt-service ratios lenders use to qualify you.
Some lenders also treat rural properties, acreage, wells and septic systems differently, and a few restrict lending in smaller markets. That is a lender-selection question, and it is worth raising early rather than after an offer is signed.

Wherever the property is, the commitment is the same: clear explanations, options in writing, and no pressure to sign something you do not understand.
